Yamuna Expressway Authority launches scheme for residential plots near Noida airport

Yamuna Expressway Industrial Development Authority (YEIDA) has rolled out a scheme offering 451 residential plots near the upcoming Noida International Airport, responding to increasing demand for housing in the area. This follows the success of a similar scheme earlier this year, which saw significant interest.

 

The newly launched residential plots are available in five different categories, primarily targeting mid-income group buyers. Registrations for the scheme will close on November 30, with allotments determined by a lucky draw scheduled for December 27.

 

An official of the YEIDA noted that the imminent opening of the Noida International Airport in Jewar has spurred interest in nearby housing options. “There is a growing demand for residential and commercial plots as people seek to invest and live close to the airport,” the official stated.

 

In October 2024, the YEIDA conducted a draw for 361 residential plots in four sectors, attracting nearly 200,000 applications for those plots located in YEIDA Sectors 16, 18, 20, and 22D.

 

All 452 plots in the new scheme are situated in YEIDA Sector 24A, adjacent to the Yamuna Expressway, which connects Greater Noida with Agra and Mathura. The plots are conveniently located near the upcoming airport, the proposed Film City in Sector 21, and the Eastern Peripheral Expressway (EPE).The residential plots come in five size categories: 120 square metres (sq m), 162 sq m, 200 sq m, 250 sq m, and 260 sq m. The allocation includes 100 plots of 120 sq m, 169 plots of 162 sq m, 172 plots of 200 sq m, six plots of 250 sq m, and four plots of 260 sq m, with the largest category offering the highest number of plots.

 

The plots are priced at Rs 25,900 per sq m. The smallest 120 sq m plot will cost Rs 31.08 lakh, while the 162 sq m plot will be priced at approximately Rs 41.95 lakh. Mid-sized plots (200 sq m, 250 sq m, and 260 sq m) will be offered at Rs 51.8 lakh, Rs 64.75 lakh, and Rs 67.34 lakh, respectively, excluding additional charges and taxes. The YEIDA aims at a revenue of around Rs 200 crore from the allotment of these residential plots.

 

Officials indicated that interested applicants can download the application form and brochure from the YEIDA's website, www.yamunaexpresswayauthority.com.

 

Successful allottees will be required to make a 100 percent upfront payment of the total premium, including the registration fee, within 60 days from the date of the allotment letter, which is 10 percent of the total reserved premium of the land parcel.

 

As demand for housing in the vicinity of the airport continues to grow, the YEIDA's new scheme is poised to attract significant interest from potential buyers.
